Learn why the market in Brazil is booming - tips on condominiums in southern Rio, especially Copacabana and Ipanema, fazendas in the surrounding area and the Golden Visa program.

The Brazilian real estate market – especially in Rio de Janeiro – is attracting increasing numbers of foreign investors. Attractive prices, growing demand, and the Brazilian Golden Visa make it a particularly appealing investment opportunity.
Over the past few years, I have invested heavily myself, viewed over 40 properties in the area surrounding Rio, and am currently in final negotiations to purchase a fazenda (farm) . My experience shows that Brazil offers unique opportunities for investors and expats who want to invest their money in tangible assets with future potential.
When you think of real estate in Brazil , postcard images immediately come to mind: apartments with ocean views, green hills dotted with palm trees, and colonial houses with colorful facades. But the market is more than just beautiful – it's lucrative . Returns of 8% and up are easily achievable. In Rio de Janeiro, you can still find high-quality condominiums in Copacabana or Ipanema at prices significantly lower than in major European cities. Particularly interesting: Anyone considering purchasing a property worth 1,000,000 BRL (approximately 170,000 EUR) can qualify for the Brazilian Golden Visa – and thus obtain a residence visa .
I have personally gone through the entire process: from finding an apartment and negotiating the purchase to registering it in the Land Registry (Registro Geral de Imóveis). It's crucial to work with reputable partners – lawyers, real estate agents, and banks. I have built this network over the past few years and make it available to my clients.
And for those thinking bigger: In the area surrounding Rio, there are farms (fazendas) of all sizes (10 to 200 hectares), whether for leisure or with active businesses – ideal for sustainable projects, agriculture, or ecotourism. I myself am currently on the verge of buying such a fazenda – another step in my own "Plan B" here in Brazil.
